Just over a decade ago, building a residential community in this part of northwest Calgary seemed impossible. What’s now Rockland Park was once an industrial site — home to gravel extraction and cement mixing operations dating back to the 1990s.
But in 2010, Brookfield Residential saw potential. With its close proximity to Glenbow Ranch Park, Bowmont Park, Bowness Park, and the Bow River, the land offered one of the final major development opportunities in Calgary’s northwest. What followed was a bold transformation rooted in sustainability, environmental remediation, and smart urban growth.

The Remediation Process Begins
In 2014, the land remediation process officially began. The goal? Restore and prepare the land for residential development — safely and sustainably.
Landfarming for Soil Health
Brookfield Residential used a landfarming process to treat and stabilize the site. This involved working the existing soil to improve its condition and eliminate contamination while enhancing the surrounding ecosystem.
Concrete Blasting and Recycling
Leftover concrete from decades of industrial use was blasted, cleared, and carefully managed. Many concrete slabs were crushed and recycled to form the base of roads and deep-fill zones, reducing waste and reinforcing structural integrity.

Preserving Natural Landscapes
Rockland Park was developed with a strong focus on environmental stewardship.
120 Acres of Dedicated Green Space
The master plan includes 80 acres of environmental reserve and 40 acres of additional park space and trails, following the curve of the Bow River. Native trees were planted throughout, supporting biodiversity and preserving Calgary’s natural charm.
Sustainable Infrastructure
A stormwater management system was also designed around wet ponds. These ponds naturally filter pollutants from runoff water before returning it to the Bow River — a smart, eco-conscious solution that protects local ecosystems.

Looking Ahead: A Thriving, Sustainable Community
Today, Rockland Park is welcoming a new wave of homeowners drawn to its natural beauty, thoughtful planning, and connection to the outdoors.
A Growing Community
Once fully developed, Rockland Park will be home to approximately 8,900 Calgarians. With lots selling quickly and more homes being released in phases, excitement is growing around this new northwest Calgary community.
Reviving Land, Building Futures
Transforming Rockland Park from industrial land to a sustainable residential community has been a labour of vision, passion, and environmental responsibility. Brookfield Residential is proud to breathe new life into this incredible part of Calgary and contribute to the city’s continued growth and innovation.
